Henry Boot PLC (BOOT.L) has announced a successful end to 2025, driven by its Hallam Land division. The completion of a significant land sale to Vistry Group has propelled the company past its annual sales goals, underscoring the continued robust demand for prime, consented residential land.
Hallam Land finalized the sale of a freehold site in Swindon to Vistry on December 23, 2025. The site has planning permission for 366 residential units. This disposal generated an ungeared internal rate of return of 9.2% per annum.
This transaction allowed Hallam Land to surpass its 2025 annual sales target. The division achieved a record of 3,957 plot sales during the year.
The land in question is part of a larger 320-acre site in South Marston, Swindon. Hallam Land, in collaboration with Taylor Wimpey and Hannick Homes, secured outline planning consent in August 2021 for 2,380 residential units, with 1,064 plots belonging to Hallam Land.
Hallam Land purchased the site in January 2024, simultaneously exchanging contracts to sell 760 plots to Vistry. The sale was structured in two phases. The first phase, comprising 393 plots, concluded in January 2024. The second phase, involving 367 plots, was completed in December 2025. Hallam Land retains 304 plots for future sale.
The larger development will offer community benefits. These include retail, leisure, and business spaces, a new primary school, extension to an existing school, community and sports facilities, extensive woodland planting, green infrastructure, and children's play areas. The development will also include over 500 affordable housing units.
CEO Tim Roberts stated, “With this transaction, Hallam Land has exceeded its annual sales target in 2025, supported by continued interest from housebuilders for well-located land with planning consent.” Roberts further commented on the potential benefits of the Planning and Infrastructure Bill.
