Citi Downgrades Unite Group Shares, Slashes Price Target by Over a Third

Shares in Unite Group (LON: UTG), the UK’s largest student accommodation provider, were in focus on Monday, August 3, 2026, after Citigroup downgraded the FTSE 250 real estate investment trust to “Neutral” from “Buy”.

The US bank also slashed its price target dramatically, cutting it to 579p from 906p — a reduction of more than 36% — while noting that further share-price upside is now dependent on the pace of Unite’s development pipeline delivery.

Despite the bearish call, UTG shares held broadly steady, opening at 538p and trading around 538.5p during the session, up roughly 0.1% on the previous close, as investors appeared to have already priced in much of the caution following a choppy few weeks for the stock.

Shares have pulled back from a July peak of 557.5p, following Unite’s half-year results on July 28, when the group flagged a negative net margin and a negative return on equity of nearly 11%, even as EPS came in at 27.10p for the period. The stock remains well below its 12-month high of 760.5p, though comfortably above its 442.2p low.

Citi’s move contrasts with a broadly split analyst community. Berenberg and UBS both maintain “Buy” ratings, with targets of 623p and 585p respectively, while JPMorgan reiterated an “Overweight” stance, trimming its target slightly to 640p from 690p. Deutsche Bank actually raised its target to 640p from 600p. Jefferies, meanwhile, sits alongside Citi with a more cautious “Hold” rating and a 503p target.

With a consensus “Moderate Buy” rating and an average target near 608p, the market remains divided on how much further Unite’s student housing growth story can run.
