Unite Group Shares Slide as Morgan Stanley Cuts Stock to Equal Weight

Shares in Unite Group fell as much as 4% on Tuesday after Morgan Stanley downgraded the student accommodation landlord to Equal Weight from Overweight, even as the US bank left its price target unchanged at 600 pence.

The stock dropped to an intraday low near 488p before settling around 490.4p, down roughly 3.9% on the previous close of 510.5p, making Unite one of the weaker performers among UK-listed real estate names on the day.

Despite the rating cut, Morgan Stanley’s maintained target still implies upside of more than 20% from current levels, suggesting the move reflects a shift in relative positioning within the broker’s European property coverage rather than a fundamentally bearish view on Unite’s operations. Analysts at the bank said they are becoming more constructive on the wider property sector, pointing to “signs of positivity” building across European real estate names — a backdrop that appears to have prompted a reshuffling of preferred stocks rather than a downgrade driven by company-specific concerns.

Unite, the UK’s largest listed provider of purpose-built student accommodation, has seen its shares trade in a fairly wide band over the past three months, ranging from roughly 465p in early June to highs above 555p in late July, as investors weighed occupancy trends, rental growth guidance and the broader interest-rate outlook for real estate investment trusts.

The downgrade comes amid a period of relative stabilisation for UK REITs, with property values showing tentative signs of recovery after a prolonged correction tied to higher borrowing costs. Investors will likely look to Unite’s next trading update for fresh detail on occupancy for the coming academic year and rental growth assumptions, which remain key swing factors for sentiment toward the stock.
